Canmoor refurbishment kicks off at Anchorage

Leading developer and asset manager, Canmoor, has been appointed by the owner of Anchorage, Salford Quays, and will be undertaking an extensive £8million refurbishment programme at the 220,000sq.ft., four building office complex.

Phase one of the works commenced in August and will see the atrium of Anchorage 2 completely reconfigured which will include new tenant amenities including a food and beverage operator, informal breakout areas and potential co-working space. In addition, the redesigned ground floor will include shower/changing facilities and a flexible space to promote occupier wellbeing.

To date, the 8th and 9th floors of offices within Anchorage 2 have been comprehensively refurbished with new self-contained VRF air conditioning, allowing for up to 1:7 occupancy with further floors to complete in early 2019. The second phase will see the public realm and external appearance of all four buildings that make up Anchorage enhanced.

The remaining vacant offices in Anchorage 1, 3 & 4 are currently being designed with exposed services and once complete, will offer the opportunity at Anchorage 3 and 4, comprising 34,500 sq ft and 32,500 sq ft respectively, for potential tenants to occupy self-contained buildings with their own branding and front door.

Canmoor’s Manchester office is only a short walk from Anchorage, allowing the team to take a hands-on approach and apply national expertise with local knowledge.

“With a Metrolink stop literally on its doorstep and all the office floors offering unrivalled views of the Quays, Media City and Manchester city centre, Anchorage is in a unique location that few other developments can compete with. The refurbishment will also ensure that we are meeting the needs of the modern office occupier by providing quality office accommodation, coupled with excellent tenant amenities and breakout space.

Canmoor has appointed Workman as the new managing agents, and JLL and Edwards & Co, have been retained on the scheme as joint letting agents.
